


Simply put, LGCL Ashlar is a 63-villa development on an 8 acre site. Located off Sarjapur Road, near the Amrita Institute of Technology, the site is a stone’s throw away from the Outer Ring Road, the Wipro Campus and a short drive away from Koramangala.
The idea behind Ashlar was simple. To create a ‘true’ villa development, on a site meant to do just that. The choices before us were a few.. .consume all of the available FSI and put up a typical apartment block. Else, do the same and put up a ‘villa’ scheme so dense, that it would be little more than a low-rise apartment. The choice we made was clear - Ashlar was to be a functional, spacious and comfortable development. Not an apartment block trying hard to be a villa scheme. Please do the math. The consumed FSI is 0.63, of an available 2.5. That should explain the intent.
The project consists of a combination of three types of villas, an exclusive fitness & entertainment center, tennis court and large landscaped areas.
The villas themselves are designed keeping in mind the few cardinal rules, for which everyone wants a villa. Privacy, space, light, ventilation and comfort; The idea is to ensure that while every villa-type enjoys what we like to call the expanse and quality of space, no space is left to waste away without a proper function. The approach therefore, was to keep it simple, straightforward and ensure that every single space was truly ‘designed’. The plans will show you that all the rooms are spacious, airy, well-lit, cross-ventilated and most importantly, fully support the function for which it is intended. To start with, the living areas in all villas are a double height space. They will overlook the garden outside to make sure that that across the project, the living-dining space looks onto a green area outside, to enhance the expanse of the room. Combined with the dining area, the living-dining is therefore a large, open volume…just the way a villa should be. No hole-in-the-wall bedroom sizes, no glorified pantries pretending to be kitchens, no narrow alleys as excuses for bathrooms. Read the plans, the room-sizes will drive home the point we are making.
